WARNING: West University Place is near Brays Bayou and experienced significant flooding during Hurricane Harvey in 2017. Many homes in West U took on water during Harvey, and the neighborhood is situated in or adjacent to FEMA-designated flood zones. While the community has invested in drainage improvements since Harvey, the fundamental proximity to Brays Bayou means flood risk remains a serious concern. Prospective buyers MUST check individual property flood zone status through FEMA maps and the Harris County Flood Control District. Flood insurance is strongly recommended — and in many cases required by lenders — for properties in this area. Do not assume that post-Harvey improvements have eliminated the risk. West University Place has its own independent school district (West University Place ISD), which is separate from Houston ISD and consistently ranks among the top school districts in Texas. The district serves a small, affluent community and benefits from strong property tax funding, engaged parents, and experienced teachers. West University Elementary is the sole elementary campus and regularly earns top marks from the Texas Education Agency. For middle and high school, students feed into Houston ISD's Pin Oak Middle School and Lamar High School, both of which are well-regarded. The school quality is the single biggest driver of West U's premium home prices.

West University Place shares many qualities with the Park Cities in Dallas — a small, independently incorporated city with its own school district, premium home prices, and a family-focused community. Home prices are comparable, with both areas routinely seeing transactions above $1 million. The key differences are that West U has significantly higher flood risk than the Park Cities, and West U's school district is smaller with only one elementary school. Both areas offer excellent proximity to major employers and cultural institutions, and both carry significant social prestige within their respective cities.
